What owners corporation concrete repairs in Melbourne actually involves
A lot owner must not repair, alter or maintain the common property unless the owners corporation has expressly authorised them to do the work as its agent. A lot owner must keep the exterior of their own lot in good and serviceable repair, so it does not affect other owners' use and enjoyment. If a notice to repair is not complied with within 28 days, the owners corporation can carry out the work itself and charge the lot owner for the cost.
When it is urgent
Money may be paid out of an owners corporation's maintenance fund for an urgent matter, including a repair, where there are reasonable grounds to believe immediate spending is necessary to ensure safety or to prevent significant loss or damage. Consumer Affairs Victoria describes emergency corrective maintenance as covering repairs to avoid rapid deterioration of the structure or fabric.

Larger buildings and planning ahead
An owners corporation that is tier one, with more than 100 occupiable lots, or tier two, with 51 to 100 occupiable lots, must prepare and approve a maintenance plan setting out the major capital items expected to need repair or replacement within the next 10 years. If it turns into a dispute
